Center Located at 39th Avenue and Happy Valley Road Almost Totally Occupied Despite Challenging Retail Environment
PEORIA – While some of the Valley’s neighborhood retail shopping centers continue to struggle in the face of a challenging economic environment, a northwest valley development continues to thrive and expand its tenant mix with the recent start of construction of a new 5,000-square-foot building with drive-thru that will accommodate a new Starbuck’s and a new locally-owned sports bar concept.
Stetson Village, located at the northeast corner of 39th Avenue and Happy Valley Road, has emerged as one of the northwest Valley’s most vibrant shopping centers since it opened nearly four years ago with a diverse array of national and local retailers.
Chris Gerardo, vice president of leasing for The Pederson Group, developers of the 144,360-square-foot center, announced that construction has been started on a new building specifically designed to accommodate a 1,600-square-foot Starbuck’s and a new sports bar and restaurant concept — Glory Days Sports Grill.
Opened in November, 2008, Stetson Village is anchored by a 57,860-square foot Safeway Store and includes four retail pads and four in-line shop buildings. “Over the years,” Gerardo said, “Stetson Village has developed into a vibrant neighborhood shopping center that offers an array of national and local retailers, and high-quality sit-down and quick service restaurant concepts. The addition of Starbuck’s and Glory Days Sports Grill will be a great complement to our existing tenant mix.”
Occupancy of the center now sits at above 95 percent, Gerardo said.
“For many years, the area west of Interstate 17 along the Happy Valley corridor has lacked retail options for the large number of residents in the area,” Gerardo said. “Stetson Village has been successful by attracting a diverse mix of retail tenants and a number of highly-popular sit-down restaurants, including this year’s recent opening of The Good Egg and the upcoming opening of Humble Pie, two of the Valley’s most successful locally-owned dining concepts.”
Gerardo went on to say that the Safeway Store within the center “has been very well received by the local community, and Safeway executives are pleased with the store’s overall success.”
Since its relocation and expansion four years ago, the Safeway Store has emerged as the primary grocery store destination for many families residing in the master-planned community of Stetson Hills and other nearby residential developments.
Other tenants in Stetson Village include Fitness One, Phoenix Children’s Academy, Chase Bank, Federico’s Mexican Restaurant, Great Clips, Little Caesar’s Pizza, FastMed, Bikram Yoga, Phoenix Tanning, Blimpie Subs & Salads, Yogurtology, Radiant Jewelers, Angel Touch Nails, Stetson Village Family Dentistry, Optical Gallery Arizona, Klassen Chiropractic, The UPS Store, Bella Donne Salon Suites, Cactus Valley Pool Supply, See Spot Shop, Papa Murphy’s Take & Bake Pizza, L.C. World Tackwondo USA, and Stetson Cleaners.
Expected to open next spring, the 3,279-square-foot Glory Days Sports Grill is the brainchild of Jason and Brigett Gorder who have operated the highly-successful Brigett’s Last Laugh near the intersection of Bell and Cave Creek Roads for the past 11 years.
Featuring an eclectic mix of Mexican food – including signature tacos, burritos and fajitas – and classic American sports bar favorites such as “bombastic burgers,” flavorful wings, sandwiches and a wide selection of salads, the new restaurant will house more than 20 high-definition televisions for sports enthusiasts and subscribe to “a large number of sports packages so our patrons can follow their favorite teams,” Brigett Gorder said.
“Above all, we want to be a family-friendly neighborhood sports grill, offering a separate kid’s menu and a wide variety of dining options,” she said.
Expected to open early in 2013, the new 1,600-square-foot Starbuck’s will be the first in the Stetson Village area to offer residents the option of driving through for their morning cup of coffee or their favorite beverage.
